With consistently warm weather setting in, from tomorrow, May 12, SIA “Rīgas namu pārvaldnieks” will end the heating season in the buildings it manages. Heating will be switched off in all buildings within three days. During April and May, heating operated in a reduced mode – it switched off on warm days but continued heating during cold nights.
Most buildings managed by RNP are equipped with automatic heat substations – when the outdoor temperature rises above +12°C, the heating automatically switches off. This meant that residents did not have to receive or pay for heating on warmer days. When temperatures dropped, heating was automatically resumed. In buildings that do not yet have automatic heat substations, heating is regulated manually during warm weather.
Heating is fully discontinued once warm weather has stabilised. This means that the outdoor temperature has exceeded +12°C for at least three consecutive days and has not fallen below +7°C at any point. It is also important that the weather forecast for the following three days remains the same or warmer, and that no prolonged precipitation is expected.
Apartment owners may agree among themselves to switch the heating off earlier or later for their building.
As residents usually want to make decisions about heating quickly in response to changing weather conditions, there is often not enough time to complete the formal decision-making procedure of the apartment owners’ community, which takes at least two weeks. Therefore, it is important to appoint an authorised representative for the building and grant them the right, by community decision, to choose the heating switch-on or switch-off date on behalf of the building. If the building currently does not have an authorised representative, one can still be appointed before autumn in order to freely decide on the start of the next heating season.
The apartment owners’ community may also decide to set the heating system to standby mode during the warmer months of the year. In that case, for example, if after the end of the heating season the outdoor temperature drops below +5°C for an extended period in spring, the heating system will switch on automatically.
After the heating season ends, the replacement period for radiators and towel warmers begins. We remind residents that such works must always be coordinated with the building manager before they begin, in order to avoid accidentally damaging the building’s shared heating system. Apartment owners may be fined for replacing radiators without approval, and if the installed radiators are unsuitable for the building’s heating system, they may have to be replaced again.
