Energy audit of residential buildings

To identify the causes of heat loss in a residential building, as well as the possibilities to eliminate them, SIA “Rīgas namu pārvaldnieks” recommends conducting an energy audit of the residential building. An energy audit is mandatory if the owners intend to renovate the building.

EACH BUILDING IS DIFFERENT

The technical condition of each building is different, even if the technical parameters of the buildings were the same at the time of construction. Given that the technical condition of each building changes over the years due to environmental factors, it is important to identify each building’s gaps through which the heat flows out. Changes in the technical condition of the building can be influenced by several factors, such as:

  • Location – proximity to a motorway (vibrations from cars), close proximity to a water body, groundwater, etc.;
  • Residents of the building and passers-by – careful or careless treatment of the property;
  • Repairs carried out over time – their type, extent, etc.;
  • Materials used during construction, quality of the work;
  • Many other factors.

In order to identify the “gaps” of the building through which the heat flows out, the causes of heat loss, and the options to prevent it, we encourage the apartment owners to have an energy audit conducted!

An energy audit is not only necessary to discover the causes of heat loss, but also to find the right solution. Based on the outcomes of the energy audit, the building can be subject to both individual planned repairs and renovations.

The energy audit report provides information on:

  1. Current energy efficiency performance of the building;
  2. Proposals for renovations (work to be carried out and materials to be used);
  3. Energy efficiency performance projection after the implementation of renovation measures (potential thermal energy savings);
  4. Gaps in the façade through which heat flows out of the building.

In order for SIA “Rīgas namu pārvaldnieks” to commence activities related to the energy audit of a residential building, the community of apartment owners must come to an agreement (at a general meeting of apartment owners or in form of a questionnaire) – a majority of apartment owners (50% + 1 vote) must vote “FOR” the energy audit and the decision by the community of apartment owners (meeting minutes) must be submitted to SIA “Rīgas namu pārvaldnieks” (hereinafter – Administrator).
