Privatization Process in Latvia Ends Next Year: Find Out What Might Change for Your Building

Starting January 1st next year, the apartment privatization process in Latvia, which has lasted for over 30 years, will officially come to an end. This means that buildings currently managed by us on behalf of the municipality, but which have not yet signed a management agreement, will soon need one.

What We – Rīgas Namu Pārvaldnieks – Will Do
We will continue providing services to all buildings – both those with existing agreements and those that have so far used our services without a formal contract.
In the second half of this year, we will invite buildings without an agreement to make a decision on signing one. We will organize resident surveys, explain the principles of cooperation, and help you make an informed decision.
Even if the building does not vote in favor of signing a contract due to a lack of resident activity, there is no need to worry – the building will continue to receive our services. In such cases, the law stipulates that the agreement enters into force automatically and remains valid for five years. This automatic agreement, like any other, can be amended or terminated during this period.

What Residents Need to Do
To sign the agreement, it is not necessary to form an association or elect house representatives. However, if your building wishes to do so, we are happy to help – elected house representatives are a great way to be more actively involved in your building’s affairs.

What Will Change and What Will Stay the Same After Signing the Agreement
With buildings that have signed agreements, we are already able to work more flexibly and take into account specific requests. Moving forward, we will be able to establish this kind of improved cooperation with all buildings.
By signing the agreement, the building formally takes over the management rights from the municipality – this transfer is mostly symbolic, as the building is already fully owned by the apartment owners themselves, not by the municipality.
We, Rīgas Namu Pārvaldnieks, as a municipal company operating in a competitive environment, will continue to improve and provide even better, more cost-effective services, while genuinely caring for every building we manage.
