Utility service provision

We arrange contracts to ensure the building receives essential services, such as water supply, heating, and waste management.

Residents conveniently receive a single invoice for these services, and we forward the payments to the service providers.

Building maintenance

  • Technical inspections and repair planning: Each building is inspected annually by the property manager and a building engineer, who create a maintenance work plan. These repairs are funded by the building’s savings.
  • Lift maintenance: If the building has an elevator, a specialist from the servicing company inspects it twice a month, with technical maintenance performed once a month. Additionally, an annual inspection is carried out by a certified inspector.

Building financial management

  • We ensure that the building’s funds are used exclusively for that specific building.
  • Payments from residents for utility services are promptly transferred to service providers.
  • The building’s savings are held in term deposits with the State Treasury and divided across several of Latvia’s largest commercial banks, ensuring maximum security.
  • We work in the interests of apartment owners to address any outstanding debts, from issuing reminders and warnings to pursuing debt recovery through the courts.

Assistance in making decisions for the building

The property manager assists in organizing apartment owners’ meetings, moderates them, and prepares the necessary documentation so that owners can make important decisions regarding the development of the building.
