Learn about your building's renovation plans

Residents of buildings managed by SIA “Rīgas namu pārvaldnieks” (RNP) can learn about the planned renovations for their homes over the next three years.

Information about the planned renovations and cost estimates for their homes can be conveniently viewed by property owners in the RNP client portal at e-parvaldnieks.lv and in the mobile application under the “Estimates and Reports” section. This information is also available in person at all RNP customer service centers.

Work plan – necessary renovations for each home

The renovation plan includes the most essential works needed for the safe, comfortable, and sustainable use of each building, listed in order of priority. These works are selected by the building manager and technical specialist after inspecting the building. If the building has a representative or residents actively collaborating with RNP, the list of works is coordinated with them. A significant condition for including works in the plan is having sufficient savings. If there are not enough funds in the building’s savings, the necessary works will appear as a proposal that can be implemented once funds are available.

Residents can decide on changes to the work plan

Property owners as a collective can decide to change the proposed renovation works or their order. They can also decide to increase or decrease the monthly contributions to the building’s savings. An official decision regarding the changes must be made within six weeks, specifically by November 26 of this year.

You can submit collective decisions:

  • Electronically, by signing with an electronic signature and sending it to RNP’s unified email address: rnparvaldnieks@rnparvaldnieks.lv;
  • By submitting original documents at any of our Customer Service Centers;
  • By mailing original documents to Aleksandra Čaka iela 42, Rīga, LV-1011.

What to do if there are insufficient funds in the savings for desired works

If there are insufficient funds in the savings for essential works in the building, residents can decide to increase the monthly contributions to the savings. This will allow the works to be completed sooner and prevent further deterioration of aging structures.

Residents can also decide to reduce the savings contributions; however, they should be aware that in such cases, the building may lack funds for any improvements or significant renovations.

For large projects, such as roof, vertical stack, or balcony renovations, it can be challenging to save enough funds. Therefore, RNP encourages residents to contact their building manager to implement a full renovation of their building with co-funding from the European Union, which covers up to half of such project costs and allows for immediate commencement of works. Municipal support is also available for facade renovations and significant structural repairs.
